Services

Four lines. One contract if you want it.

Property managers should not have to assemble a landscape department. Pick the lines the asset needs. The same lead runs all of them.

01

Maintain

Turf, beds, pruning, litter, and seasonal cleanups on a written frequency. The spec is for this property, not a national template.

02

Enhance

Color, lighting, bed rebuilds, and the capital work that makes a tired asset look leased again. Scoped before anyone buys plants.

03

Install

Design-build for new pads, renovations, and amenity courts. We stay on contract to maintain what we build, so the install is not abandoned.

04

Water

Audits, smart controllers, and zone repairs. Most sites we inherit are watering the sidewalk. That shows up on the first walk.

Work

Three properties. The scope, the result, the person who signed.

A gallery of unlabeled shrubs does not help a property manager decide. These do.

Grounds tickets fell from 41 a quarter to 12. One invoice replaced three vendors.

“They send the same lead, and the photos match the walk.”

42 acres · six buildings · entry replant

The irrigation audit cut summer water 18%. Brokers started using the entry in tour packets.

“The proposal listed exclusions. That is why I signed it.”

The tenant council took landscape off the monthly agenda after the first season.

“It finally looks like the rent.”

Who the work is for

  • Office & campus

Entries, courts, and the turf a broker actually photographs.

  • Multifamily

Courtyards and street edges residents use as a review.

  • HOA & mixed-use

A board-ready spec, not a crew that changes every month.

  • Healthcare

Quiet grounds, clear paths, irrigation that does not run onto walks.

  • Retail

Frontage that still looks leased on a Thursday afternoon.

  • Industrial

Screening, detention edges, and a site that passes the landlord walk.

Process

The sale is a conversation. The contract is a document.

  1. 01

    Walk

Forty-five minutes on site with the manager who would own the account. You leave with a written read of what is failing.

  2. 02

    Program

Scope, frequencies, exclusions, and a price that maps to the spec. Five business days. No range that becomes a surprise.

  3. 03

    Start

Mobilized to the contract date. The crew lead is introduced before the first mow, not after the first complaint.

  4. 04

    Keep

Visit photos, a monthly note, and a number that answers. Seasonal resets are scheduled, not negotiated in July.

What changes on day one

Three vendors, three invoices

One spec, one invoice

A crew you have never met

A lead introduced by name

“We’ll get to the beds”

Frequencies written down

Photos when someone complains

Photos after every visit

The next step

Tell us the property. We will tell you if we should walk it.

Qualified commercial leads only. If it is a backyard, or outside the Carolinas, you will hear that before anyone schedules a truck.
